Income and lease obligations
Review executed leases and amendments, rent rolls, arrears, concessions, expense recoveries, deposits, options, guarantees and tenant responsibilities. Confirm what survives a sale and which statements need tenant verification.
Physical and environmental condition
Evaluate roof, structure, mechanical systems, utilities, accessibility and deferred maintenance with qualified professionals. Ask an environmental consultant what assessment is appropriate to the property’s history and intended transaction.
Title, land use and access
Review title exceptions, easements, surveys and legal access. Verify zoning, approved uses, parking, loading, utility capacity and development requirements with the governing jurisdiction. A mailing address or nearby use does not establish permission for your operation.
Capital and closing
Align financing contingencies, appraisal requirements, insurance, reserves, repair budgets and closing dates. Track who owns each open question, the source document, the deadline and the consequence if the answer changes.
