Check the designation period
Business Oregon has announced its final OZ 2.0 selections and submitted them to Treasury for certification. The new designation period is January 1, 2027 through December 31, 2036. Treat the selections as a research starting point and confirm certification and the applicable program year before relying on a tract. Business Oregon program guidance ↗

Separate location from qualification
Buying property in a zone does not, by itself, establish eligibility for Opportunity Zone tax treatment. Qualified Opportunity Fund structure, eligible gains, investment timing and property or business requirements need specialist review under the rules applicable to the investment. Property questions worth answering
- Does the exact parcel lie within the applicable designated tract?
- Does zoning permit the intended use and development scale?
- What do utilities, access, environmental history and construction costs imply?
- Does the investment work under conservative rent, vacancy and exit assumptions?
- Have tax counsel and fund advisers confirmed the structure and timing?
Opportunity Zone investing and a 1031 exchange have different eligibility and transaction rules. Evaluate each with your advisers.
