Start with local context
Newberg’s economic development strategy addresses industrial and commercial activity alongside downtown, workforce development and tourism. Those priorities provide context, but an individual site still needs its own zoning, building and financial investigation. Newberg economic development strategy ↗
Customer-facing space: follow the daily trip
For a downtown storefront or service business, walk the customer route and record entrances, accessible access, parking arrangements and loading locations. Compare visibility with the practical needs of your use. Confirm any food-service equipment, ventilation, signage or occupancy changes before committing to a lease.
Industrial or expansion space: define the physical requirements
Write down clear-height needs, power requirements, vehicle sizes, loading activity, outdoor storage and anticipated operating hours. Give that description to the appropriate reviewers rather than asking only whether a property is “commercial.” Budget for design, permits and improvements alongside rent.
Documents to request before comparing properties
- Exact address, parcel identification and the jurisdiction responsible for approvals.
- Floor plan with the basis for quoted rentable and usable square footage.
- Written rent or purchase terms, expense assumptions and available condition reports.
- Existing approvals and proposed changes to the building or use.
- A realistic schedule and budget for possession, improvements and opening.
Does a commercial address mean my use is allowed?
No. Confirm the specific activity, zoning, applicable overlays and building requirements with the responsible jurisdiction. A mailing address, a prior tenant’s use or a listing description does not replace that review.
